Real Estate Investment Trusts (REITs) have emerged as an important financial instrument that allows investors to participate in the real estate market without directly owning property. In India, REITs were introduced to increase transparency, liquidity, and institutional participation in the real estate sector. This study titled “Real Estate Investment Trusts (REITs) Performance Analysis Using Financial Analytics” examines the financial performance of selected Indian REITs using key financial indicators and analytical techniques. The research focuses on major REITs listed in India such as Embassy Office Parks REIT, Mindspace Business Parks REIT, Brookfield India Real Estate Trust, and Nexus Select Trust. The analysis is based on secondary data collected from annual reports, financial statements, stock exchange filings, and other reliable financial sources. Financial ratios, trend analysis, and comparative evaluation methods are used to assess the profitability, liquidity, and operational performance of the selected REITs. The study aims to provide insights into how REITs perform as an investment avenue in the Indian real estate market and how financial analytics can be used to evaluate their efficiency and stability. The findings of the study help investors, researchers, and financial analysts understand the growth potential and financial strength of REITs in India. The research also highlights the role of REITs in improving capital flow into the real estate sector and providing regular income opportunities for investors.
